Over the years, Webb Gray is proud to have established strong working relationships that have fostered long term collaboration and project success. One such example is the enduring partnership with Ashford Developments — spanning nearly 30 years.
The journey
Born in the mid-1990s, Ashford Developments (Ashford) has a strong track record of unlocking complex development opportunities and delivering high-quality commercial projects across the UK. Where Webb Gray provides value is through specialist expertise across the full project lifecycle and multi-sector capability that allows us to respond to the unique demands of each development, offering bespoke solutions tailored to site, client and market needs. From retail developments to large-scale industrial campuses, Webb Gray’s collaboration with the business has been one of shared ambition and evolution.
An early milestone in the partnership with Ashford was the Currys & PC World store on Highgate Middleway, Birmingham, completed in 2004. A demonstration of coordination between developer and consultant, this project set the bar high and laid the groundwork for future ventures.

Fast forward to today, and the scale has grown exponentially. The latest collaboration — A41 Connect in Pitstone, Buckinghamshire — is a major industrial development totalling 205,000 sq. ft across four high-spec units. Designed with long-term performance — something Webb Gray keeps at the forefront — this development prioritises sustainability and efficiency, with features including LED lighting, solar PV, mechanical ventilation and EV charging.

A41 Connect delivers future-proof, high-performance industrial space in a prime location within the Oxford–Cambridge Arc; launched in early 2024 and set for completion in Q2 2025. As it approaches completion and with much of the space already spoken for, the partnership will take its next steps with new projects that are not only commercially successful but strategically impactful.
The evolution
From retail schemes like Currys & PC World to industrial campuses like A41 Connect, the evolution of the partnership reflects the need adapt and deliver across changing markets. To do so, has required the navigation of versatile planning, design and construction aspects, leveraging joint experience to unlock value at every stage.
