Logicor Park Little Hulton – Planning Approval

We are delighted to have helped in securing the planning permission to redevelop a 330,000sqft highly sustainable logistics real estate working with Logicor.

The site at Little Hulton was the previous base for retailer Littlewoods, its proximity to the national motorway network (M61, M60, M6 and M62) provides access to 60% of UK businesses, and with 20 million consumers within a two-hour drive, it is an ideal location for distribution and logistics businesses. 

The new 330,000sqft unit will target BREEAM Excellent and EPC A. PV Panels and other sustainability features such as EV Charging and rainwater harvesting powers the sustainability credentials of this development alongside the office pod having a biodiverse roof. The development also includes an outdoor amenity space and gym.

The Design

Translating the design principles into the final design led to several conceptual iterations, each of which influenced the decision-making process and cumulated in the eventual resolution of the proposal. 

The conceptual development of the building has been influenced by the architectural typology of the surrounding buildings, utilising a transitional colour palette similar to that used elsewhere. The aim was to balance a unique aesthetic with a design that respected the identity of the local context. 

The primary design features are focused on the front facing elevation, clearly identifying the entrance through framing and material changes. Elsewhere, the concept uses horizontal colour banding and texture to break down the mass of the building and avoid vast expanses of uniformity.

The overall layout of the site and the position of the proposed buildings has been developed to maximise the functionality of the warehouses whilst aiding a high-quality frontage to the main entrance from Lester Road.

The building has been designed to meet the institutional standards for a warehouse / distribution building, creating versatile accommodation that can meet the future needs of the occupier. 

The design incorporates three levels of office accommodation that faces out towards Lester Road, addressing the primary access to the building. This has been sized relative to the building to ensure that the functional demands can be met, in accordance with the standards. The position of the office provides a number of positive building frontages that overlook all of the main site access points providing natural surveillance and a sense of security for users.
